Josh Berman owns Newmar and serves as its Qualifying Broker. The work that goes with that title is mostly invisible from outside: he holds the license the firm’s agents operate under, and his job is making sure that when one of them is in a transaction, they have what they need to finish it.
That shapes what the desk is good for. Josh is also a Florida real estate attorney, and most of his practice is in condominium and association law. So an agent who runs into a declaration that reads badly, an association that will not produce documents, a title exception nobody can explain, or a lender questionnaire that comes back flagged does not have to work out alone whether it is a real problem. Josh can usually say quickly what is happening and what it will take — and, just as often, that it needs a transaction attorney, and which kind.
Josh has been on enough sides of a transaction to be useful on most of them. He serves as outside counsel to condominium associations across Miami-Dade and Broward, as general counsel to a commercial real estate investment firm, and as principal and managing broker of a full-service real estate company in Colorado. He has worked on hotel and condominium acquisitions, drafted condominium declarations, and closed his share of units. It is worth mentioning here for one reason: it is why he is rarely surprised, and why an agent bringing him a strange problem usually gets an answer rather than a shrug.
The name came with the family. George G. Berman built residential and commercial properties across Broward and Palm Beach Counties as Newmar Building Corporation from 1958, and David Berman builds under the Newmar name today.
